At Master-planned estates, house and land packages are usually heavily promoted by the builders as an option that streamlines the building experience. While this sounds fantastic in theory, you need to carefully consider that you won’t have much choice if you choose to take this route. This isn’t to say it won’t suit anyone, but you may find that with the right guidance, choosing to buy land and then choose a builder may be better value for money than a house and land package. Pelican Waters will have new land available in the near future, however, the exact details haven’t been made public.

As you may have guessed, prices skyrocket when you look at waterfront properties. From what’s available, expect to pay at least 1.4m for a waterfront block of land. Cheaper inland vacant lots still are selling for at least $400,000.

At Aura, there is currently lots of land available at the time of publication. Prices range between $300,000-450,000, depending on size and location.

Aura by Stockland is a master-planned community between Caloundra West and Nirimba. With thirty display homes, the Aura Display Village is one of the largest on the Sunshine Coast, so it’s worth looking at even if you don’t plan to move to Aura Estate. Pelican Waters is a suburb in Caloundra, known for its waterfront properties as well as being a community popular with families. The suburb itself began development in 1990 and has since grown to have a population close to 6,000. It’s not the cheapest place on the coast, so maybe difficult for first home buyers

Caloundra is definitely best suited for those looking for a quieter, more laid-back lifestyle and who don’t mind being away from the hustle and bustle of the city. Properties can be expensive (especially if you’re thinking of buying near the beach) so first home buyers might need to settle with somewhere in the suburbs.
