North Lakes offers a range of benefits to potential buyers, especially if they’re a family or professionals or retirees. The median house is $716,000 which is a rise of 31.4% since last year, so this is good news for investors. The rental is $520pw for a house and $440pw for a unit. But does this mean North Lakes is for you? Here are some pros and cons of the area:

  • Plenty of shopping facilities, including Westfield, IKEA and Costco.
  • Easy access to the highway, being only a 45min drive to the Sunshine Coast, and about the same to the Brisbane CBD.
  • About a 15-20 minute drive to Redcliffe Beach.
  • Plenty of parks and recreation options
  • For footy fans, you’ll be close to the new Redcliffe Dolphins team and about an hour to Suncorp Stadium.

Cons⛔️:

  • Lack of nightlife
  • The nearest train station is in Kallangur or Petrie
  • Smaller lots than other areas.

It’s always important when receiving a price for a home build to know exactly what it is you’re paying for, including what inclusions are covered by the quoted price. The streamlined process of a house and land package can make it easy for little details to fall by the wayside. Building a home isn’t a cheap proposition, so the last thing you want to do is spend thousands of dollars when you don’t have to.

Lack of Choice

This is what we consider the biggest drawback of house and land packages, is the lack of choice that comes with them. Everything is very much set in stone once you sign the contract, and little, if anything, can be changed. If you are allowed to make alterations, it usually will cost a lot. House and land packages are also limited in the layouts you have to choose from. All of this leaves us asking, is it worth paying more to end up with less choice?

Split Level Homes

For anyone building on an uneven or sloping block, a split-level home design could be the answer. These are multi-level home layouts that work with your land’s unevenness rather than try to alter your block to suit a single-level design. Here are some of the pros and cons of Split Level Homes:

Advantages:

Unique Look: Split-level home designs tend to be custom-made, so you’re unlikely to be like anyone else’s and it’ll have more street appeal than a large retaining wall.

Better Use of Space: The big reason for choosing a split-level for a sloping block over a single-storey house is you can actually get more house area with the former. You can also avoid long, steep driveways and make way for landscaping, swimming pools, etc.

Buffer Zones: One of the benefits of multilevel homes is the creation of buffer zones, which adds to privacy and sound barriers.

Make the most of the view: Sloping blocks are often in locations where there is a great view, and a split level can be cleverly designed to make the most of this.

Save money on excavation: Excavating land is always a gamble as it can end up causing more problems to overcome. You better believe that if you find issues, they’ll be costly to fix.

Disadvantages:

Stairs: It’s pretty much impossible to avoid stairs in a split-level home, so think about if you can live with that or if it’ll be a pain (now and in the future).

More Difficult Renovating: Due to structural concerns and the use of space, split-level homes tend to be more difficult when it comes to renovations.

Could be difficult to sell: Split Level Homes aren’t for everyone, with the look being too unique for some who don’t have the same taste as you and your friends. This won’t be such an issue if you’re planning for this to be your forever home.

Bespoke New Homes

A Bespoke Home (or custom home) allows you to create the exact house you’re after, by giving you more say in every detail of your new home design. Whereas bulk builders will be building many residential, new houses.

Consider a Designer

Designing is one of those jobs like writing or organising an event, where you don’t realise how much work is involved until you try to do it yourself. Even if you know what you want, designers speak the building language. They have been here before, meaning they’ll know the intricacies and details that you’ll have to pick up on the run if you try to do it all yourself.

Think about the cabinet and furniture placement from the get-go

Unless you’re planning to be extremely minimalist, you’re going to have furniture in your home so you need to keep this in mind while creating your floorplan.

Having been founded in 1978, Clarendon Homes has been building in Brisbane and South East Queensland for over forty years. They have over 100 home designs to choose from and plenty of display homes to visit. They also rank well on Productreview.com.au.

Hallmark Homes

Hallmark Homes don’t build two storey house, so if you’re after a double-storey home, they’re not the right builder for the job. What they do build is:

  • Single Storey Homes
  • Narrow Lot Homes
  • Acreage Homes – perfect for someone building in the country

Homes by CMA

A family-owned, Brisbane-based builder, Homes by CMA has generous standard inclusions and by a lot of accounts, a friendly team to work with. They’re not super flexible with even minor changes and some reviewers have found their build progress to be slow.

Stroud Homes

Founded in 2005, Stoud Homes build in Queensland, New South Wales and Victoria. They offer a full range of house designs, and house and land packages, and make a point of promising a fast build time (however, this doesn’t apply to split-level designs). Though they have a good rating on productreview.com some customers have found their post-build communication to be lacking.
