Understanding What We Do

A builder broker is your go-to person when trying to find the perfect builder for your project. Much like a mortgage broker, they save you time and help you stay on budget. Instead of reaching out to multiple builders, a builder broker gives you access to a wide range of designs, from up to 35 builders, all through one point of contact.

From the start, a builder broker supports you every step of the way. They’ll help you avoid pitfalls when purchasing land, match your needs with the right builder, and provide ongoing support throughout the build process.

We provide two core services: builder brokerage and consulting.

Builder Brokerage

Our builder brokerage has some free options for you, depending on the level of support you need.We work solely for you, managing the process, keeping builders accountable, and ensuring the project stays within budget. We match you with the right builder through a tender process, using our BuildiStar Rating to shortlist the top three options. From there, we assist with contract negotiations and conduct five critical site visits to ensure milestones meet your expectations before payments are made.

Consulting

For a set fee, our consulting services can guide your decisions or help negotiate with your builder. We offer feasibility studies to assess site viability, uncover potential risks, and prevent costly mistakes. If you’ve already chosen a builder, we provide independent advice, oversee progress, and make site visits to keep your project on track.

Pricing & How We're Paid

Like mortgage brokers, we have some fee free options. Instead, the builder you choose pays us a fee, which is equal to or less than their typical marketing costs (i.e. the person who sits inside their display home). This means our service remains a cost-neutral option for the people we work for. 

Working with Builders

There are three key benefits to choosing a Builder Broker:

  1. Access to multiple builders: Instead of being limited to one builder’s products, we can connect you to a wide range of builders, giving you more options and flexibility.
  2. Personalised advice: We work for you, not the builder. We will take the time to understand your unique needs and find the build options that best fit your situation.
  3. HUGE cost savings: We have the expertise to help you avoid costly mistakes, potentially saving you thousands. Plus, we bring strong negotiating power to the table. While a builder might see
    you as just one client, our ability to connect them with multiple home builders gives us significant leverage on your behalf.

If you have already started comparing plans for yourself, and picked up a few different designs, you will notice that the prices and inclusions will vary. Attempting to interpret each builder’s plans of what a ‘turn-key’ home is could leave you wishing you had not started the process in the first place. Some builders only provide allowances that are generally insufficient or leave essential inclusions out or some provide additional sums on items that we know should be fixed costs.

Let us tell you from experience, that there is nothing ‘free’ when you a build home. Do not let builders influence you with low base prices that appear cheaper than builder with the exact/similar inclusions.
