Ausbuild

Since being founded over 30 years ago, Ausbuild have built over 23,500 across South-East Queensland.

  • Have a reputation for fast builds
  • Having been founded in Queensland, they know the area well.
  • Their process can be inflexible.
  • They often use electrical contractors who are expensive.

Brighton Homes

Founded in 2018, Brighton Homes is one of the newer home builders in town. They’re part of the MJH Group and focus on building in South-East Queensland.

  • Upfront about costs
  • Are up to date with modern trends.
  • 20-week timeframe for a build.
  • It can be 2-3 months after you put down your $3000 deposit before you’ll receive a fixed price contract

Bold Living

Bold Living is a boutique builder. They were founded in 2010, so have less experience than other builders on this list.

  • Are locally based and therefore know South-East Queensland
  • They’re flexible with designs. Their off-the-plan homes have many customisable options.
  • Being a smaller builder means they could be a riskier choice.
  • Some customers are not happy with their build times or finishes.

Coral Homes

Coral Homes is a volumes builder who founded on the Gold Coast in 1990.

  • They’ve got many display homes across many locations, allowing you to see a complete house and give you an idea of their craftsmanship.
  • They’ve got loads of different designs.
  • However, these designs aren’t customisable.
  • Their initial quotes have a lot of detail.
  • Their building process can be a bit segmented and some customers feel left in the dark.

Clarendon Homes

Clarendon Homes was founded in 1978 and has been building across South-East Queensland since day one.

  • Highly ranked on Productreview.com.au
  • They have great experience building in Queensland.
  • Wide range of family home plans
  • Lots of display homes for you to check out the quality of their houses. However, their homes depict fixtures and features that aren’t standard inclusions.
  • 12 month build time is longer than a lot of builders.

Dixon Homes

Dixon Homes was founded in 1959 and as there motto, ‘More for Less’, promises, they’ve made a name for themselves as an affordable option. They’re a franchised builder, so odds are, they have a location near you.

  • More affordable than most builders.
  • Lots of designs to choose from.
  • Customer service has gotten mixed reviews.
  • Different locations will have different approaches.
  • Final product doesn’t always live up to the customer’s hopes.

G.J. Gardner Homes

One of the most recognisable names in Australian building, G.J Gardner has been building in Queensland for over 37 years.

  • Over 36,000 builds to their name
  • A variety of home designs.
  • Despite their size, they seem to do a good job with communication and giving regular updates to clients
  • Display homes are misleading.

Hallmark Homes

Hallmark Homes build around 500 homes a year and are based in South-East Queensland.

  • They specialise in narrow blocks and acreage properties.
  • No double-storey home designs.
  • Good entry-level prices.
  • You can compare designs on their website
  • Unflexible with changes

HOMES by CMA

Homes by CMA are a family-owned, Brisbane based builder.

  • Their standard inclusions are generous.
  • Friendly team.
  • Not overly accommodating with minor changes.
  • Parts of their process can slow down the build.

Metricon Homes

Metricon Homes is one of Australian home building’s biggest names. They build a large volume of homes on the Gold Coast.

  • They’re one of the biggest builders in the country which can have its benefits.
  • Steel frames are standard.
  • Their designs are on-trend.
  • A build with Metricon can involve a lot of people. You’ll want an excellent site supervisor to keep things on track and give you regular updates.
  • Without strong supervision, the whole process can get messy.

McCarthy Homes

McCarthy Homes is a family-owned, Brisbane-based builder who’s been operating since 1999.

  • Known for their Hampton style homes
  • Willing to tackle difficult or unusual blocks that other home builders consider too much trouble.
  • Have a very organised process which helps keep everything on schedule.
  • The downside of this approach is that minor changes will have a big effect on your final cost.

Ownit Homes

Ownit Homes is a Brisbane based company, who believe each home should have an individual flair.

  • Open to design changes or working from scratch, making them an option for custom home building.
  • With only 4 display homes (all double-storey) options to see their work in person is limited.

Plantation Homes

Plantation Homes is an award-winning builder that benefits from the financial backing of a major Victoria-based construction company.

  • They’re an Award-winning builder, winning the Queensland Professional Major Builder Award every year since 2012.
  • Strong financial backing, so very unlikely to go bust during your build.
  • Like a lot of builders, their display homes feature the best inclusions and features which can be misleading to the consumer.

Simonds Homes

Simonds Homes is one of the largest builders in Australia with 50,000 builds to their name.

  • The sales team provide a high standard of service
  • Quality of their houses has received complaints.
  • Post-build support leaves a lot to be desired. Without a dedicated post-build team to make sure their work stands the test of time, some customers end up being forgotten.

Step 1: Land Preperation:

This includes soil testing, feature surveying, tree removal and excavation.

Step 3: Frame Stage (3-4 weeks)

This where the frame is built and your home takes shape.

Step 4: Lock up Stage (4-6 weeks)

This is where your team will install piping, wiring and plasterboard, as well as doors and windows.

Step 5:Fixing Stage (1-2 weeks)

The interior will start to take shape as your team install features.

Step 6: Completion Stage (up to 8 weeks)

This is where the finishing touches are put onto home, including tiles, painting, flyscreens, landscaping.

For those daunted by the building process (or possibly frustrated by their search for the perfect block), there’s an appeal to a House and Land package. The selling point is that a lot of things are streamlined, making them simpler and, in theory, less hard work. While they’re marketed as a stress-free solution, there are downsides to house and land packages. These include:

  • Contracts can be confusing.
  • Prices can be inflated.
  • You might have to compromise when it comes to changes.
  • Part of the deal might be you have to use a certain builder.

With house and land packages you’re paying for the supposed convenience, and some deals are designed to take advantage of this.

Display homes

Floorplans are all well and good, but display homes let you experience the finished product. They let you see what those floorplans and house designs look like in real life, give you an idea of a builder’s workmanship and just general things, like room sizes and decorating ideas.

Always remember that display homes are advertisements for builders. Like all ads, they’re not exactly lying, but they’re not being completely upfront either. A display home will likely have top of the range inclusions and materials that may not be standard.
