If you’re looking to build your dream home on the Gold Coast, you’ve no doubt come across your share of house and land packages. Existing properties have never been in higher demand, so building your own Gold Coast house may actually be a cheaper option. But the question remains, is a house and land package the right option for you? Today, we’ll be looking at what’s being offered on the Gold Coast and what to expect when buying a house and land package. Could your perfect house be part of a new home and land package? Let’s find out.
While home and land packages are heavily promoted as a simpler, streamlined option, you need to consider what this means. The biggest thing to consider is how many choices you’re sacrificing in the means of convenience and whether this is worth it in the long run.
To kick things off, here’s a brief rundown of what we like and don’t like about House and Land packages.
What we like about House and Land Packages ✅
- Simplier process
- Convenient – only have to deal with one person
- Easy to secure finance
What we don’t like⛔️:
- Lack of choice for consumers, both location and the design
- Small lot sizes
- Lack of choice for locations and they’re often far from city and facilities
- Lots usually aren’t very big
Are there any drawbacks to House and Land Packages?
Building a home can be an overwhelming process and when you’re snowed under with decisions to make, the idea of a house and land package can look very appealing. However, you need to consider whether less choice is really the best option for you. With a house and land package, you’ll be locked into using specific contractors and will have limited say. You’ll most likely have a limited range of floorplans to choose from as well. On top of that, design changes are a lot more difficult with these types of deals and can be expensive.
Here are a few signs that suggest a house and land package won’t be for you:
- You want a say in your design. If you’re looking to build a custom home, a house and land package are not going to meet your needs.
- If you have a specific location in mind. You might get lucky and there could be a house and land package in your ideal suburb, but it really is a roll of the dice.
- You’re worried about being shut out of the process. With House and Land packages, you tend to deal with one person, which means you need to have a great relationship with them in order for the process to be a pleasant one.

Why build on the Gold Coast?
With the property market rising during the pandemic, you may be wondering if now is the best time to build on the Gold Coast. Existing houses are taking the brunt of price increases, especially those around the CBD and other popular suburbs in demand. You can attribute this to a mixture of high demand and lack of houses for sale at the moment. The Gold Coast Mayor has announced there will be more land released in the Northern Suburbs, so this area will be your best bet. A location outside the CBD means you’ll still be near beaches and the hinterland without having to pay quite as much. Some of the Northern Suburbs include:
Land size in these areas will vary and the exact details of these releases haven’t been revealed at the time of writing. We’ll keep you posted when we get further information.
