Why build on the Gold Coast?
With the property market rising during the pandemic, you may be wondering if now is the best time to build on the Gold Coast. Existing houses are taking the brunt of price increases, especially those around the CBD and other popular suburbs in demand. You can attribute this to a mixture of high demand and lack of houses for sale at the moment. The Gold Coast Mayor has announced there will be more land released in the Northern Suburbs, so this area will be your best bet. House and land packages are a pretty standard option for all builders, so there is a wide range of options. A lot of display homes are designs that builders use for their houses and land package. Below are a few examples of what’s available on the Gold Coast at the time of the writing.
Brighton Homes
At the time of writing, Brighton Homes had recently sold two House and Land packages but didn’t have any new ones avaliable. Both are in Nerang, and both sold for over 900,000. Future packages in this area are likely to be in the same price range.
Metricon Homes
Metricon is one of the biggest builders in Australia and has a wide range of house and land packages available. Due to their size, you’ll find their display homes in most display villages. Below are a few examples of the house and land packages in the Gold Coast area along with the price.
Stroud Homes
Stroud Homes was founded by James Stroud in 2005, and they build Queensland, New South Wales and Victoria have a house and package available.
They have a house and land package in the Upper Coomera. It’s an Ashton 208 design, with 4 bedrooms on 450m2 block. Below is the floor plan.
Popular home design options on the Gold Coast
There are a variety of new house and land designs available, especially if you’re after a single or double storey design with a smaller footprint.
Double Storey
Double Storeys designs are a great opportunity to get more house area on a smaller footprint. A good option for a larger family or anyone working with a narrow block of land who still wants more house area.
Single Storey
The single storey house design is the most common type of house you’ll see. Unlike multi-storey designs, a single storey home can be more flexible with its floor plan.
Acreage Homes
Acreage home designs are spacious single-storey houses most commonly found on larger, rural properties. They’re a popular choice for growing families due to their floor plans emphasising space. The minimum for an acreage block is around 4,000m2 but can be much larger
