In this article, we’ll be looking at the designer display village in the Surrounds, Helensvale. It’s the Gold Coast’s largest display village with 20 homes by 7 different builders, so there are plenty of home designs for you to discover. The estate is located next to the Coombabah Lake Conservation Park and is about a 6-10min drive to the Gold Coast’s famous theme parks, including Dreamworld, Movie World and Wet n Wild.
The Surrounds, Helensvale promotes itself as a picturesque community in the heart of the new Helensvale, with ”outstanding connectivity to Brisbane and the Gold Coast”. Let’s have a look at what they have to offer, and the display homes you can visit. We’ll also have a look at why the Surrounds could be the place for your dream home, and also some reasons why it might not be.

While land in Helensvale is currently limited, there will be more lots becoming available in the future. You can register your interest through the Surrounds website.

These are the sort of prices you should expect when future land becomes available. If anything, future land prices will be more expensive due to demand. Size and location will influence the price.
House & land packages
As space is filling up fast in the Surrounds, a lot of the display homes are available to purchase. Porter Davis Homes is currently selling both their display homes, so if you like the look of one of them, it literally could be yours. Metricon Homes are also selling their Balmaine display home for $1,350,000

There are pros and cons to buying a display home. An advantage you’ll have a contemporary home, built with materials and fixtures the builder is willing to show off. The downsides include less chance to customise. Also, the number of people who’ve been through the home will mean some wear and tear.

Is Helensvale village the right area for me?
Helensvale is best suited for those who want the community life.
Pros:
- Full of walking trails and green space and bushland beauty.
- Movie World, Dreamworld, Wet n Wild are all on your doorstep.
- Westfield Shopping centre is within walking distance.
- Helensvale is ranked the 7th best suburb in the Gold Coast region with a lot of amenities and a good safety record.
Cons:
- The land is not cheap and is in high demand. This could make life difficult for first time homebuyers.
- Trying to nab a spot in one of these estates can be tricky and stressful. Communication from Villawoods can be a mixed bag as to whether they’ll let you know if new land is available, even if you’ve signed up to receive all the information.
- We’ve found some negative reviews regarding deposits. Some mention that if you wish to buy land, the Surrounds will ask you to sign an unconditional contract with no financial clause. You have a five day cooling-off period from signing the contract, but then you are locked in. This means if you cannot get a loan approved or things don’t work out, you might struggle to get your deposit back.

- The M-1 is nearby and can get busy (and according to some, loud!). Though the Surrounds website says you’ll enjoy outstanding connectivity to Brisbane, don’t be surprised if your morning commute is hectic.
