The final land packages for Coomera Display Homes is the Aquarius Land Release. You can sign up to be alerted when land becomes available. Previous lot sizes have range between 280m2-507m2, with prices varying based on size and location.
Based on the information we found about house and land packages, the land is likely to cost $590,900 – $609,900. However, we’ve also found a 280m2 block in the estate listed at $354,900 on Realestate.com. Previous land packages have sold for between $248,900-392,000, but these prices were from a few years ago, and before the pandemic.

There Heydon design is meant to be unconventional and filled by character, which probably means it won’t be for everyone. As seen in the floorplan, some of the rooms are at an angle. Is Coomera village the right area for me?
Coomera is targeting young families who want to live in a safe community, near bushland, river and the Gold Coast.
Pros:
- Land will be avaiable soon. 51 hectres of bushland gives a touch of nature to residents.
- Close to a lot of the Gold Coast’s amenities, like theme parks.
- Not too far from Brisbane or the Gold Coast while still being a separate area.
- Close to shopping centres, parks and public transport.
Cons:
- A six-lane highway called the Coomera Connector will be built near the estate which could dramatically drop land value.
- Coomera is more suburban than beachside living. This could be a plus or con, depending on what you’re after.
- Coomera has a rating of 3.5/5 on Homely.com. While some reviews are very positive, saying Coomera is a great place to raise a family, others say there is crime and some residents are noisy. Some reviews mention Upper Coomera so it’s hard to tell if some people are mixing up the two areas.
- Close to the M1 highway. While this might be convenient for travel, it could also mean noise and congestion.
The Coomera Connector
The Coomera Connector is a new six-lane highway being built from Coomera to Nerang that will begin close to the Foreshore Coomera Estate. On the below maps, the orange line shows the proposed route of the new highway. The close-up on the right shows the highway beginning very close to the Foreshore estate. This could have an effect on property prices. If you’re considering buying property in Foreshore Coomera, you’ll need to keep these developments in mind.
